An investment of Rs 2 billion (45 million dollars) has been dedicated to this 11,159 square meter property development project, carried out under the Property Development Scheme.

It includes 45 apartments and penthouses, a 430 square meter pool area, and a concierge service.

The five buildings meet environmental standards through the use of local materials such as volcanic rock and pergolas covered in vegetation.

The unique feature of the Pirogue Residences project is its proximity not only to Flic-en-Flac beach but also to the village, offering a range of amenities such as shopping centers, banks, casinos, restaurants, and the Rivière-Noire medical center.

The Cascavelle shopping mall is also located just five minutes away. Adjacent to it is the Uniciti smart city.

The Pirogue Residences offers its buyers and tenants an innovative concept, combining the comfort of a luxury hotel with the freedom of a private residence.

Residents thus have privileged access to the Sugar Beach and La Pirogue hotel establishments.

The hotels offer benefits to owners, including a 30% discount on all food and beverage rates. Owners will also receive a 20% discount on massage prices.

Additionally, a 15% discount on rates for the Ile aux Cerfs golf club will be offered. Another advantage is the rental pool.

Investors can choose a residence to live in or integrate it into a rental pool program, with profits and the opportunity to enjoy it for 60 nights per year, excluding peak season.

Through the rental pool managed by the Sunlife group, residence management, cleaning, and maintenance services are taken care of.

Foreigners looking to acquire a residence receive a permanent residency permit in Mauritius.

Penthouses at La Pirogue Residences can go up to Rs 91.5 million.

The apartments, ranging from two to three bedrooms with a terrace and private garden, and some with a courtyard, vary between Rs 23 million (499,000 USD) and Rs 47 million (1,017,500 USD), depending on their size.

As for the four-bedroom penthouses, which include a terrace, courtyard, and private pool, their price is Rs 91.5 million (1,980,000 USD).

Additionally, investment opportunities and favorable tax options are also available. The estimated return on investment for La Pirogue Residences can reach up to 8%.
