A major new residential development, One T Heaven, is taking shape in the expanding urban area of Sodnac, promising 140 luxury apartments ranging from studios to penthouses. The project, spearheaded by developer One T Properties, a subsidiary of the Tayelamay Group, is actively targeting both Mauritian buyers and foreign investors.

The initial phase of the nine-storey structure is already under construction, with delivery expected within 15 months.

Key Features and Lifestyle Amenities

The development is being sold under the Vente en l’État Futur d’Achèvement (VEFA) regime and is designed to set a new standard for modern, functional residences in Mauritius.

Apartment Breakdown: The 140 units offer diverse configurations, starting with studios at 48.8 m² up to a 207 m² “Bridge Apartment” and 164.5 m² penthouses.

Intermediate options include one-bedroom, two-bedroom, and two-bedroom Premium apartments.

Each unit comes with an equipped bathroom, a utility balcony, and complete wall and floor coverings, with provisions for air conditioning installation.

Optional high-end fitted kitchens and a selection of optional extras—including furniture, décor, and light fixtures—are also available through partners.

Wellness and Security Focus: A key selling point is the focus on well-being and community services. Planned infrastructure includes:

  • A clubhouse.
  • Indoor and outdoor gym facilities.
  • A sauna and a first aid room.
  • A “Zen Plaza” and an aromatherapy garden.
  • A dedicated children’s area, also available for small event rentals.

The site will feature 24/7 security with cameras, access control, and a concierge service, alongside accessibility provisions for people with reduced mobility.

Strategic Location and Construction

One T Heaven is strategically located for accessibility, situated near the metro, several main road axes, commercial centres, and hospitals.

The building relies on a robust monolithic structure, a construction method chosen for its security, robustness, and insulation properties.

This specialised work is being handled by Tayelamay & Sons Enterprise Ltd, a company with over three decades of experience in the sector.

One T Properties was established to develop the residential branch of the Tayelamay Group, which itself was founded in 1991 and has been active in public and private sectors, including high-end residences, hotels, clinics, and social housing.

The Group highlights its focus on sustainability, finish quality, and accessibility, using innovative techniques such as the monolithic construction method and Building Information Modelling (BIM) technology.

The project was designed by Architect Studio Ltd, with consulting engineers Limbada & Limbada Consulting Engineers and KYA Engineers.
