The Ministry of Environment has officially granted a Strategic Environmental Assessment (SEA) permit to the “Les Palétuviers” project, clearing a significant administrative hurdle for the integrated development at the northern tip of the island.

The project, spearheaded by Sans Soucis Village Company Ltd (part of Rouillard Frères & Cie), is designed as a sustainable harmony between residential, commercial, and natural zones. At its heart lies a strictly protected 20.6-hectare nature park, encompassing the Barachois and the local mangroves.

A Preservation-First Strategy

The developer has committed to a “virgin” core, ensuring the central 20.6 hectares remains untouched by heavy intervention. According to the project plans:

  • Infrastructure: Building density and height will increase progressively only as structures move further away from the central nature park.
  • Access: Existing light infrastructure currently allows visitors to experience the flora and fauna without disrupting the ecosystem.
  • The Village Square: Serving as the gateway to the park, this mixed-use zone is designed to blend architecture with nature, acting as a social hub for both Mauritians and international tourists.

Eco-Hospitality and Business

The perimeter of the park is earmarked for eco-sustainable hospitality. These parcels will host tourism residences, boutiques, and apart-hotels. Shared facilities for guests and residents are expected to include:

  • Eco-wellness activities, a spa, and a gym.
  • Restaurants, bars, and a swimming pool.
  • Coworking spaces and “human-scale” offices integrated directly into the gardens.

Notably, the business centre and rooftop restaurants are positioned to offer views of the iconic Coin de Mire.

Community and Lifestyle

Beyond tourism, Les Palétuviers aims to be a full-service community. A dedicated mixed-use zone will provide healthcare and educational facilities, including services tailored for both local and foreign seniors.

For those in the premium residential areas, the developer promises a lifestyle in total cohesion with the environment. The nature park will function as an extension of private gardens, with pedestrian, jogging, and cycling paths leading directly to the beach and a local nautical club.
