Terragri Subsidiary Unveils Ambitious 56-Hectare Development in Forbach

A Mauritian investment firm has revealed a plan to transform over 56 hectares of land in northern Mauritius into a new, integrated community. Forbach Investment Ltd (FIL) is proposing a mixed-use development that combines residential homes, commercial spaces, offices, and recreational areas, aiming to align with the United Nations and Mauritian sustainable development goals. The detailed master plan and an environmental impact assessment were submitted to the Ministry of Environment.

A New Model for Sustainable Living

The proposed development, located in Forbach within the Rivière-du-Rempart district, will turn land currently used for sugarcane, vegetation, and bare earth into a “Live, Work, Play” community.

The project’s design includes a “green spine,” native woodlands, pocket parks, and landscaped road reserves, with green spaces making up 6% of the total area, in line with local planning regulations and the 2024 Finance Act.

FIL, a wholly owned subsidiary of Terragri Ltd (formerly Harel Frères Ltd), a company with roots in the sugar industry dating back to 1838, is promoting the development as a model for sustainable urbanisation. The project will be implemented in three phases, each with a distinct focus.

Phased Implementation and Economic Impact

Phase 1 will focus on residential living, offering 170 low-density plots and eleven mixed-use parcels. This initial phase alone will have approximately 20% green spaces and landscaped road reserves.

Phase 2 will shift to commercial development, including ten parcels for business parks and showrooms, sixteen for offices, and eight for mixed-use office parks.

This phase will benefit from its proximity to the M4 motorway, which is currently under construction.

Phase 3 will complete the commercial component with an additional five parcels for business parks and showrooms and nineteen mixed-use office parks.

The company anticipates the project will boost the regional economy by creating jobs for local communities.

The development’s close ties to the nearby Circle Square business hub are also expected to generate commercial synergies.

Cutting-Edge Eco-Resilient Features

The project incorporates several climate-resilient features. These include:

  • Green roofs
  • Water-efficient irrigation systems
  • Carbon sequestration through tree planting
  • Prioritising native plant species to preserve biodiversity

Infrastructure will include on-site wastewater treatment, stormwater retention basins, and runoff channels. The design also promotes a pedestrian and cycle network, connecting residents to the main access via the A5 road.

FIL, which was incorporated in September 2022, owns the land titles for the development site.

The firm promises a harmonious integration of residential life, professional activity, and environmental preservation.
