120+ Acres Green Park to Transform Montebello Smart City Living

The vision for the Rives de Saint-Louis Residences within the Montebello Smart City is steadily taking shape, with the initial foundations of buildings now laid and access roads established. This ambitious development stretches over 55 hectares (around 120 acres) and is centred around the serene Saint-Louis stream.
Its standout feature is the seamless integration of natural beauty with the conveniences of urban life.
Opting for Montebello Smart City signifies embracing an elevated lifestyle.
A significant aspect of this project is its prime location amidst verdant surroundings.
The luxury apartments prioritize comfort, privacy, and a strong connection to nature.
Phase two of the residential development will feature an array of upscale apartments under the name Rives de Saint-Louis Residences.
As highlighted by Jennyfer Show, Marketing and Communication Manager for Montebello Smart City, and Corinne Robert, PR Adviser, the contemporary architecture of these apartments has been thoughtfully designed to create lively living spaces.
Montebello Smart City represents more than just a lifestyle; it reflects a commitment to sustainability, with 65% of the area designated for development alongside lush parks and essential infrastructures.
The project is structured around three key precincts: the Northern Precinct, envisioned as the business hub along Boulevard Central, will include showrooms that benefit from visibility from the motorway.
Additional developments along the Saint-Louis stream will feature a shopping centre and around forty boutiques, along with various dining and beverage options.
The Centre Precinct will serve as the residential core of the project, while the Southern Precinct will house mixed-use developments for the future.
Mary Jane Lai, the Commercial Development Manager for Montebello Smart City, emphasised the harmonious blend of nature and urban living in their design.
To support this vision, a Green Park of over 5,000 square metres and an Urban Square exceeding 1,000 square metres are set to be developed, providing visitors with a lush, vibrant environment.
She stated, “We aim to create a deeply human experience with our concept. Our plans will ensure no building exceeds five storeys, and the streets will blend seamlessly with the landscape.”
A standout feature of the Montebello project is the preservation of ancient trees lining the stream, complemented by a carefully selected array of plants, creating a true green sanctuary.
Regarding the design of the Rives de Saint-Louis, eco-friendly initiatives will encourage efficient management of energy, waste, and green spaces. Mary Jane Lai highlighted that the Rives de Saint-Louis Residences embody a balance between modern conveniences and the joy of living in a pristine environment.
According to Jennyfer Show, spokesperson for MaxCity Group, “Montebello Smart City resonates perfectly with the aspirations of Mauritians.”
The initial phase of this residential neighbourhood has witnessed remarkable interest, with 90% of the land marked for villa construction already sold.
The subsequent phase, branded as the Rives de Saint-Louis Residences, will include luxurious apartments across three buildings, tackling today’s environmental challenges while fostering pedestrian-friendly access throughout the area.
Every aspect is designed to encourage walking, facilitating easy movement between various zones and services.
Mary Jane Lai succinctly encapsulated the mission:
“The second phase of residential development is a pivotal stride towards constructing a smart, sustainable, and resilient city. Montebello Smart City is dedicated to shaping a future where innovation, sustainability, and quality of life intertwine seamlessly.”
